Rent control for property owners and the people who run their work

Know where every rent payment stands.

Mpangaj keeps one honest record of what is due, what is proven collected, what is still uncertain, and who acts next — so an owner can trust the position and a manager can finish the work.

Every payment carries its evidence

Mpangaj never turns a report or an unknown into money received.

Verified

A receipt someone checked and named the basis for — a bank or mobile-money statement, counted cash, or the owner's own statement.

Reported

A tenant or caretaker says it was paid. It is shown, and waits for someone to verify it.

Disputed

Someone disagrees with the amount. It stays visible until it is resolved.

Unknown

An opening balance, fee or exchange rate nobody has evidenced yet. Never shown as zero.

What you can answer at any moment

The position, and the reason it changed.

Rent, the agreements behind it, costs and short stays in one record, kept in each property's own currency.

  • What is due

Monthly rent under each lease's current terms, including any evidenced opening balance.

  • What is proven collected

Verified receipts, allocated to the months they pay — one payment can cover several months, several payments one month.

  • What is still uncertain

Reported payments, disputes and unknown opening balances are listed separately and never counted as cash.

  • Who acts next

One work queue: overdue rent, payments to verify and missed promises, each with an owner and a due date.

  • Why it changed

Corrections record the reason and keep the earlier version. Closed months keep their issued statements.

  • What you can take with you

Export your leases, customers and transactions within your scope, with field definitions, at any time.

Who uses it

Each person sees their part, and only their part.

Owners

The position across your properties, the decisions that are yours, month-end close and export.

Managers

The work for the properties assigned to you — collect, follow up, prepare costs and hand over cleanly.

Caretakers

Report a payment and its evidence for your units from a phone, and see what happened to it.

Tenants

Your own balance and receipts, report a payment you made, choose WhatsApp or SMS for rent notices, and stop marketing messages.

Kenya and Uganda

Shillings stay shillings.

Amounts keep their own currency and are never added across currencies. A converted total appears only with a recorded exchange rate, and says so; without one it reads “unknown”.

Add a property, a lease and the rent it carries. Invite a manager or caretaker when you are ready.
